Matt Lenzie founded Warehouse Property Finance after more than 25 years arranging funding for commercial property across the UK. Over that time he has structured and placed more than £500 million of finance, from single-unit warehouse purchases to ground-up logistics schemes and multi-let industrial portfolios.
Much of that career was spent on the lender's side of the table, which is where the relationships come from. He knows how purchase, bridging, development, stabilisation and term-loan desks underwrite warehouse and industrial assets, what they will stretch on, and where a deal will stall. That is the difference between an introduction and a funded deal.
Every enquiry is read, structured and taken to market by Matt himself. There is no junior desk and no hand-off. Investors, developers and owner-occupiers deal directly with the person arranging their finance.
What we do
We arrange finance for warehouse, logistics and industrial property across its whole lifecycle. We model the facility a deal needs, take it to the lenders most likely to back it, and place the structure that funds the asset from acquisition or build through to long-term hold. We work across purchase and investment finance, bridging, development finance, stabilisation loans and term loans.
We are an arranger and introducer, not a lender. We are paid to find the borrower the right facility, so our incentive sits with the investor, developer or owner-occupier rather than any one funder.
Why asset-class knowledge matters
A big-box distribution unit let to a single 3PL, a multi-let industrial estate and a cold store are underwritten on different tests by different lenders. One turns on covenant strength and unexpired lease term. One turns on tenant spread and management. One turns on the operator and a specialist fit-out. Knowing which lender backs which asset class, at what leverage and on what terms, is the difference between a deal that funds and one that stalls.
